Assinatura de Contrato na Caixa
Hoje enfim foi o dia tão esperado!
Havíamos marcado na Caixa hoje para assinatura do contrato de constru ão do imóvel e também de acertar os últimos detalhes financeiros do financiamento. Digo financeiros, pois a parte documental já estava providenciada, e só estavamos aguardando a libera ão de recursos pela institui ão.
Para quem deseja fazer o mesmo, basicamente funciona assim:
- Procure uma construtora habilitada com a Caixa para execu ão da obra;
- Se a construtora não tem um engenheiro e projetista conveniados, você precisa procurar um por conta própria para definir qual o tipo de casa e os detalhes dela no projeto;
- Com o projeto em mãos e mais uma infinidadede de documentos que a Caixa vai te pedir, você vai dar entrada no processo de análise de crédito e viabilidade da constru ão;
- A Caixa avalia se o imóvel que você vai construir (de posse com o seu projeto) é viável para residência (se você tentar fazer um sobrado e ficar claro no desenho do projeto que deseja alugar posteriormente ou montar salas comerciais, você cai numa linha de financiamento beeeem mais salgada!);
- A Caixa vistoria seu terreno com ajuda de engenheiros quanto a documenta ão e aspecto físico;
- Depois de tudo isto resolvido, você precisa aguardar a libera ão de recursos pelo Governo;
No nosso caso, o fato de ser cliente da Caixa facilitou um pouco e conseguimos redu ão na taxa de juros de 9,4%aa para 8,0%aa. Como o sistema SAC tem uma taxa de amortiza ão contínua e redu ão dos juros, inicialmente representou um desconto de 5% em cada presta ão, falando em financiamento por 120 meses, isto representa um bom desconto.
Enfim, agora o cronograma de obra se inicia e pelos próximos 5 meses espero postar boas notícias aqui (espero!)

Se já te informaram o valor das parcelas com seguro e taxas, não há o que temer.
Só pra esclarecer, você vai assinar só o contrato, pois o mesmo tem força de escritura pública pelo fato da Caixa fazer parte do SFH.
Não há desconto para compra do primeiro imóvel.
A única vantagem que pode haver é desconto no ITBI por conta de ser um imóvel financiado. Mas isso varia de cidade a cidade, por se tratar de um imposto municipal.
Por exemplo, moro em Santos/SP e aqui o ITBI é de 2% sobre a parte paga em dinheiro e 1% sobre a parte financiada.
Já o registro do contrato no Cartório de Registro de Imóveis tem valor tabelado por estado e também não há qualquer desconto.

Completando a excelente resposta do Marcelo, sobre cada parcela do financiamento além do valor da parcela + o juro tem de acréscimo o valor do seguro de vida e do seguro contra danos que é diluido nas parcelas do financiamento.
Após a assinatura do contrato de financiamento vc terá duas taxas a pagar. A primeira é do registro do contrato assinado com a CEF na matricula do imóvel trasnferindo-o para o teu nome. A segunda taxa é 505 do valor do registro e é a taxa cobrada para a averbação(anotação) na matricula da garantia de pagamento do financiamento que é a alienação fiduciária do imóvel ao banco.
Estas duas taxas acima são pagas no cartório de imóveis e não a CEF. Se o corretor irá fazer os registros para vc é pago a ele.

Pretendemos adquirir um imóvel via financiamento CEF, escolhemos e entregamos os documentos na agencia. No momento, aguardamos contato do vistoriador para avaliação do apartamento que possui 2 anos de habite-se, mas nunca foi residido, estando a energia elétrica desligada.
A dúvida é a seguinte:
Existe a possibilidade de não ser aprovada a vistoria do apartamento, considerando que, apesar de existir a "fiação", a energia elétrica esta desligada?

Não tem nada a ver a vistoria com a ligação da energia. O que o avaliador tem que fazer é elaborar o laudo de avaliação informando a Caixa o VALOR DE MERCADO PARA VENDA do imóvel. É com base nesse valor que a Caixa irá conceder o financiamento. Depois que você ocupar o imóvel, ligue para a concessionária de energia e peça a ligação.
